Pre-Construction Services
On-Time Delivery Starts at Pre-Construction. Get the Numbers Right Before You Break Ground
The decisions made before construction begins have a bigger impact on project success than almost anything that happens in the field. That's why Corridor Contractors offers pre-construction services designed to give owners and project teams accurate information, realistic budgets, and practical insight early in the process.
Our estimating team has hands-on field experience, which means our takeoffs and budgets reflect how the work actually gets done — not just what looks good on paper. We identify risks, flag design elements that drive unnecessary cost, and work with your team to find constructible alternatives that don't compromise the outcome.
Whether you're evaluating a site for acquisition, validating a design-phase budget, or preparing for a bid, Corridor Contractors can be a valuable partner before the first machine ever arrives.
Our Pre-Construction Capabilities:
- Preliminary budgeting and cost estimating
- Constructability review
- Value engineering and cost-saving alternatives
- Site assessment and risk identification
- Schedule development and phasing consultation
- Bid preparation support

Frequently Asked Questions
Do you have a question about our Pre-Construction Services? Here's the place to ask the questions that we don't already have answered. Let us know how we can help.
What does Corridor Contractors offer during the pre-construction phase?
We offer preliminary cost estimating, constructability review, value engineering, site risk assessment, and schedule input — all from the perspective of a contractor who will actually do the work. Our pre-construction services are designed to give project owners and development teams accurate, actionable information early, so they can make good decisions before those decisions become expensive to change.
Is there a cost to engage Corridor for pre-construction services?
That depends on the scope and nature of the engagement. For projects where we're being considered as the contractor of record, pre-construction consultation is often part of how we build the relationship and demonstrate our value. For more extensive engagements — detailed estimating, extended design-phase participation, or value engineering studies — we can discuss a pre-construction services agreement. Reach out and we'll find an arrangement that makes sense for your project.
How accurate are preliminary estimates at the pre-construction stage?
The accuracy of a preliminary estimate depends on how much design and geotechnical information is available. A conceptual budget based on a site plan and basic soils data will carry more uncertainty than a detailed estimate derived from 90% construction documents. We're always transparent about the basis and confidence level of any estimate we provide, and we'll tell you clearly what information would improve accuracy if you need a tighter number.
What is value engineering, and how does Corridor approach it?
Value engineering is the process of identifying alternatives in design or construction method that achieve the same functional outcome at lower cost or with better schedule performance. Our approach is practical: we look for elements of a design that are driving unnecessary cost — overspecified materials, construction sequences that conflict with each other, design details that don't account for how the work actually gets built — and we bring those observations to the team with concrete alternatives. We're not trying to cheapen the project; we're trying to make the budget go further.
Can Corridor review a design and flag potential construction problems before bidding?
Yes, and we encourage it. Constructability reviews are one of the most valuable things we do during pre-construction. We read designs with a field eye — looking at how the work will actually be sequenced, where crews and equipment will stage, what utility conflicts exist, and whether the specifications are realistic for the materials and conditions on that site. Problems caught during design cost far less to fix than problems discovered during construction.
What information do you need to prepare a preliminary budget?
At minimum, a site plan, a grading plan, and a basic understanding of the project scope and soil conditions will get us started. More detailed civil drawings, geotechnical reports, and utility design documents allow for a more precise estimate. Even if your design isn't complete, we can work with what you have and clearly communicate what assumptions we've made and what will need to be confirmed as the design develops.
